The median rent for a one-bedroom apartment in San Francisco’s Mission District is currently about  $3,500 per month. That means a renter needs to make almost $130,000 per year if she wants to spend just a third of her paycheck on rent. Singer-songwriter Candace Roberts doesn’t fall into that income bracket.

San Francisco is a renter’s worst nightmare. It might seem obvious. You know, your mum knows, your friends know, but me? I did not know. It is hard enough trying to find a room in San Francisco, or Oakland, when you’re an American, armed with a credit rating, proof of income and housing references just a phone-call away.

However, being from New Zealand, via Australia, I can’t tick off any one of those things. I’ve never owned a credit card, I don’t have a steady income and my rental references are asleep when a local landlord might want to call them.

The Lees are an elderly immigrant couple who live with their disabled adult daughter. The new owner of their building evicted them to convert their apartment into tenancies-in-common.

“People call me Mrs. Lee. The owner provided a notice to me. Using the Ellis Act to evict me.

“Initially, it was really hard for me. Because on one hand, aside from them moving out, it was really difficult because I heard a lot of noise and banging from construction because the landlord is doing a lot of renovations.

With rental housing being such a contentious topic in San Francisco, we thought it could be helpful to talk with the person who might know more about rent laws than anybody else in the city, the Executive Director of the San Francisco Rent Board.

We were both renters at the time and decided that we wanted to set our roots in San Francisco and started looking to see what might available to buy. Prices then were as crazy as they are now.   Theresa Flandrich has lived and worked in North Beach for decades. She worked as a nurse at the Telegraph Hill Neighborhood Center and raised her son in a two bedroom apartment on Lombard Street. In April, 2013, she was evicted under the Ellis Act.
